Job Description
The Project Sales Manager will be responsible for identifying and securing building material project opportunities throughout Kenya, with a strong emphasis on real estate, government, institutional, and large-scale construction sectors. This involves proactively identifying projects early, cultivating relationships with crucial decision-makers, converting project leads into procurement orders for tiles and other building materials, and overseeing the entire project lifecycle from initial opportunity through negotiation, supply, delivery, payment, and post-sales support. The ideal candidate will possess a deep understanding of the Kenyan construction and real estate market, an established network among developers, contractors, consultants, architects, government stakeholders, quantity surveyors, and procurement teams, alongside proven experience in engineering or project sales. Prior experience with tiles, ceramics, sanitaryware, surfaces, or other building materials is highly advantageous.
Key Responsibilities
- Identify and develop new large-scale construction projects across various sectors in Kenya.
- Build relationships with key stakeholders including developers, contractors, architects, and procurement teams.
- Convert project leads into confirmed procurement orders and manage a strong project pipeline.
- Manage assigned projects independently from initial development to completion, covering identification, client development, specification, quotation, negotiation, order, supply planning, delivery, installation, payment collection, and after-sales.
- Understand project requirements, identify appropriate product solutions, and prepare commercial proposals.
- Coordinate orders, supply schedules, site deliveries, and address project-related issues.
- Follow up on outstanding payments and maintain strong client relationships.
- Identify opportunities to specify company products into upcoming projects and work with professionals to promote solutions.
- Monitor changes in project specifications and increase product penetration.
- Develop and maintain strong relationships with key project stakeholders for long-term accounts.
- Take ownership of project-related customer complaints and execution issues, coordinating with internal departments for resolution.
- Develop and update a comprehensive project pipeline database, tracking projects by stage, value, and status.
- Gather market intelligence on project budgets, specifications, and competing suppliers.
- Monitor competitor activities in the Kenyan building materials market, tracking project wins, pricing, and strategies.
- Identify competitor strengths, weaknesses, and market opportunities.
- Monitor government and institutional project opportunities and tenders.
- Develop relationships with relevant project stakeholders and coordinate internally on tender requirements.
- Achieve agreed monthly, quarterly, and annual project sales targets and develop sales forecasts.
- Maximize sales opportunities across tiles and complementary products, negotiating commercially viable deals.
- Coordinate closely with internal teams (Sales, Marketing, Product, Factory, Supply Chain, Logistics, Finance, Customer Service, Technical/Engineering) to ensure smooth project execution.
Requirements
- Bachelor's Degree or Diploma in Engineering, Architecture, Construction Management, Building Technology, Business Administration, Marketing, Sales, or a related field.
- Additional training in sales, project management, construction, or building materials is beneficial.
- Minimum of 5 years of proven experience in project or engineering sales within the building materials industry.
- Demonstrated experience selling tiles, ceramics, sanitaryware, surfaces, construction materials, or related products is highly preferred.
- Proven experience managing large-scale construction, real estate, government, institutional, or commercial projects.
- Track record of achieving project sales targets and converting opportunities into orders.
- Experience working with developers, contractors, architects, consultants, quantity surveyors, procurement teams, or government/institutional clients.
- Strong understanding of the Kenyan construction and real estate market.
- Existing professional relationships within the Kenyan project ecosystem are a significant advantage.
