Internship Description

The primary role of the Real Estate Research Intern is to support NW Realite Limited by gathering, analyzing, and interpreting real estate market data. This data is crucial for informing valuation, research, consultancy, property management, investment advisory, and overall business decision-making processes. The intern will also play a part in creating market intelligence publications, property briefs, and real estate articles, which aim to establish the company's thought leadership and improve its market presence.

What You Will Do

  1. Collect property market data from various sources including field surveys, online platforms, government publications, and internal databases.
  2. Gather information on property sales, rentals, occupancy levels, development activities, and market trends.
  3. Conduct market surveys, property inspections, and site visits as needed.
  4. Monitor economic, demographic, and regulatory changes impacting the real estate market.
  5. Clean, validate, and organize collected data to ensure accuracy, consistency, and completeness.
  6. Maintain and update the company’s property market database.
  7. Assist in digitizing and standardizing historical property records, valuation evidence, and market information.
  8. Ensure proper documentation and secure storage of research data.
  9. Analyze market trends, rental movements, property values, yields, vacancy rates, and investment performance.
  10. Prepare summary tables, charts, graphs, and dashboards using Microsoft Excel and Power BI.
  11. Assist in preparing market research reports, sector reports, and property market updates.
  12. Present research findings clearly and professionally.
  13. Assist in compiling comparable sales, rental, and market evidence for valuation assignments.
  14. Support valuation and consultancy projects through desktop research and market analysis.
  15. Assist in feasibility studies, highest and best use analyses, investment appraisals, and market assessments.
  16. Provide research support for property management and development consultancy assignments.
  17. Research and prepare property briefs, market commentaries, and educational articles on real estate topics.
  18. Develop content for the company’s website, newsletters, blogs, and social media platforms.
  19. Translate market data and research findings into informative and reader-friendly publications.
  20. Identify emerging market trends and recommend topics for future research and publication.
  21. Support ongoing research and data analytics projects within the department.
  22. Assist in preparing presentations and reports for management and clients.
  23. Maintain confidentiality of company and client information.
  24. Perform any other duties assigned by the Head of Department.

Requirements

  1. Bachelor’s degree in Real Estate, Estate Management, Valuation & Property Management, Economics, Statistics, Data Science, or a related discipline.
  2. Proficiency in Microsoft Excel, including Pivot Tables, Lookup Functions, Charts, and Data Analysis.
  3. Ability to collect, organize, and analyze market data.
  4. Basic understanding of statistical analysis.
  5. Understanding of property markets and real estate fundamentals.
  6. Ability to conduct desktop research and field surveys.
  7. Appreciation of valuation principles and market evidence.
  8. Familiarity with Microsoft Power BI or similar data visualization tools.
  9. Ability to prepare charts, dashboards, and presentations.
  10. Basic knowledge of QGIS or ArcGIS is an added advantage.
  11. Familiarity with online property research platforms and mapping applications.
  12. Basic knowledge of SQL or Python is a value-add skill.
  13. Knowledge of data analytics and business intelligence tools is a value-add skill.
  14. Understanding of the Kenyan real estate market is a value-add skill.
  15. Strong research and technical writing skills.

  28. Participation in market surveys, research projects, or academic publications is an added advantage.
  29. Basic exposure to Power BI, GIS, SQL, or Python is desirable but not mandatory.
  30. Previous internship, industrial attachment, or volunteer experience in real estate, research, valuation, or data analytics is an added advantage.
